If I rent a second apartment solely because it is closer to where I work can that rent be a tax deduction?
Q. I work Mon Tue Thur Fri, I spend All day Sat and Sun in the apartment I share with my wife plus Friday, and Tuesday Nights. The only reason I rent the second apartment is becuse it is where my job is: 75 miles from the apartment I share with my wife, the only purpose for having the second apartment is for me to be near my job. So can I declare the rent on thesecond apartment a "work Expense" on my taxes?

A. No, if that's where your regular job is. If it's a temporary assignment, maybe.

How can I raise rent for my office space tenants without loosing them?
Q. I own a large historic home that I rent out as office space to regular, long-term tenants in the second floor rooms, and I also rent the large first floor rooms as meeting/banquet space to groups for special events. I want to raise the rents I'm charging my office tenants, but I'm afraid that I may loose one or more of them if I do. Can anyone offer suggestions on how to negotiate fair rent increases for commercial tenants? The house is located in a small city in West Virginia.

A. What is the rent for other office space in your area? What services can you provide that make the place more attractive to tenants? What add-ons can you provide for additional fees?

Is my rent still due if a fire damaged the flat I am renting and landlord withholds repairs?
Q. A 'C-1 Accidental' fire out in the flat I am renting and despite many emails, the landlord hasn't repaired anything and has let us with no electricity and damaged water supply. The situation has been going on for 1 month now. Is the rent still due in that case ? Is there any possibility to recover the two weeks of rent already paid before the fire broke out ? I am planning to go to the small claims.
Asked by Brodz - Thu Feb 14 03:04:52 2008 - - 5 Answers - 0 Comments
A. You are entitled to a reduction of rent for each day your house was damaged that was already paid up. That should be pro rated and returned or applied to your rent when the house is repaired. You do not have to pay for the time you have been without electric and adequate water supply, because your landlord or the owner if they are not the same person is obligated to make sure the house is livable. The flat has to be maintained in the same condition it was when you rented it. You can sue for those things if they are not being taken care of in a timely manner. My son just went through a similar thing with his apt where the one upstairs had a pipe break and it flooded his bottom floor apt. It took a while for the contractors to get with it… [cont.]

How can rent increase? Does the number of people in a house increase rent?
Q. I just want to know what factors increase rent. I know that rent does increase yearly, but what else factors in the increase of rent? Hypothetically... if 6 people live in a 2bd/2ba apartment, does the rent increase significantly? That was hypothetically speaking... the leaseholder of where I live wants to add more people to the apartment so I was just wondering if that would increase rent. Thanks for the heads up too. Now I can bring up that it is illegal for that many people.

A. When the county, school or municipality has an increase in real estate taxes or the cost of services - such as sewer and trash - there is an increase in the rent. If the landlord's expenses go up for any number of reasons - including but not limited to the rising rate of inflation - the rent is increased. If the landlord is paying for your heat, water or any other services or utilities and those costs rise, ther is an increase in the rent. If the landlord has repairs to the property which are outside of the amount budgeted for those repairs, the landlord can increase the rent. If the landlord feels like raising the rent, the rent is increased. Thanks for asking your Q! I enjoyed answering it! VTY, Ron Berue Yes, that is my real last… [cont.]

A. $1400 - $2000. You can probably find some people to room with and split the rent. Usually 18, some want someone with a good credit rating, which means you may need to be a bit older to have established credit. Emancipated minors can also rent on their own. Where can I rent a Soprano Saxophone?
Q. I really need to find one to rent, instead of buy, but everywhere I've tried only has altos and tenors. Does anyone know where I can rent a soprano saxophone?

A. Take a deep breath, CHARGE the purchase of one, and then re-sell it later. Buy a used one from a pawn shop, even if you have to get it fixed up a little. renting an instrument is SELDOM a good deal. I needed a bass flute - so I bought a fairly cheap one. When I no longer need it, or tire of it, I will sell it. Look on ebay - just beware of Far East trash - make sure to get a REAL brand you can trust. Or look at B and C stick at places like Musicians Friend.

What rent range should I be looking for as a starting teacher?
Q. This fall I'll more than likely get a starting teaching position in the range of $30-35,000. I want some opinions on what kind of apartment rent range I should be looking for? I just graduated college and would like a nice place to myself to start out. What would be a comfortable price range based on your experience? Thanks!

A. 30% of your gross income. If you have a car payment subtract that from the total.

How do I rent an apartment in a new city while looking for a job?
Q. I have recently graduated from college and plan to move to another state. It is difficult to job search from out of state, but without a job, it is almost impossible to get approved for an apartment. A co-signer is not an option. I have savings to pay the rent for several months, a year if necessary, and in my field, it typically takes less than one month to find a job. How do I get someone to rent to me without a job?
Asked by techneck - Sat Sep 15 20:15:21 2007 - - 3 Answers - 1 Comments
A. If you have that much money in savings, a copy of your bank statement should suffice for proof of income. Landlords aren't interested in a job, just that you can pay the rent. A job is only one way to cover that.

How does apartment rent work for the month of February since its only 28 days long? Is it prorated?
Q. My rent is due every month on the 1st. Considering February is only 28 days and every other month is either 30 or 31 days, is the rent slightly lower?
Asked by JT - Mon Jan 4 21:45:11 2010 - - 5 Answers - 0 Comments
A. Ask yourself the question in reverse. Since all the other months are longer, is the rent higher for those months with 30 and 31 days ? Of course it isn't and it isn't lower for February either.

What does it mean to have your monthly rent prorated?
Q. My lease expires on August 9 and I have to pay well over the prorated rent for 9 days for the month of August. I thought you calculated prorates by dividing your rent by the number of days in the month. My landlord told me my rent is higher than this because she prorates by 360 days, not by days of the month and that she does this to prevent me from paying for more than 5 days I won't be living in the apartment. I don't understand this logic or definition of prorration at all. I pay rent on a monthly basis, too, so what dollar amount is she dividing by 360 days? I think I'm being scammed!

A. I am a landlord and I have never heard of prorating by the year. I prorate by the month myself. I would say she is trying to peg you stupid and confusing you but I have never heard of it this way. Go to the fair housing authority in your city or just the housing department and they can tell you what is legal or not and if you are being scammed. Does your lease state anything about how she prorates?

Do I owe tax if I rent out my house and then rent another place to live in?
Q. I own a house in CA and am considering relocating to another state for a job. If I keep the CA house and rent it out, then pay rent for a place in the other state, will I be taxed on rental income? In effect my paying rent is an expense against the income from the rent I receive, no? Assume the rent I pay is equal to the rent I receive, and assume this is also equal to my mortgage + property taxes. Thanks.
Asked by relocated - Sat Mar 15 22:45:29 2008 - - 2 Answers - 0 Comments
A. No. You have to include the rental income as part of your income. You do NOT get a deduction for your personal expense in renting elsewhere. This is NOT a business travel expense as you have to live somewhere. You do get to deduct the mortgage interest on the rental property and take a deduction for depreciation.

How difficult is it to rent a house in Pinellas County FL with bad credit?
Q. My husband and I are moving to Pinellas County FL in February. We are looking to rent a small house with a back yard that is pet friendly as we have a small dog. Our credit sucks but we have excellent landlord references and the means to pay an extra pet deposit if applicable. How difficult will it be to rent a house?
Asked by Nicole R - Thu Oct 25 16:59:57 2007 - - 4 Answers - 0 Comments
A. February is a slow month for rentals, so that is good for you. The market down here is in the renters favor, as we've just come out of a condo-craze. Many apartments converted to condos for sale, the sales did not happen and these units have come back as rentals, and are too high priced. This is driving rents down. A good private rental is sometimes hard to find. But a private rental may not have the stringent rules that apartment complexes do concerning credit. Prepaid rent, and lots of it, forgives many sins. Hope this is helpful.

How to rent an apartment in New Jersey while looking for a job?
Q. My wife and I are looking to relocate to Jersey, to be somewhat close to NYC. We like Perth Amboy and Red Bank. Problem is, right now we live in Minnesota and it is hard to search for a job in NJ living here. But how in the world can we rent an apartment in New Jersey when we will be unemployed at first?

A. September through May it's off season at the shore with plenty of off season rentals in Ocean Grove all the way down to Point Pleasant. You can get some really good deals on an off season rental or just rent a room weekly/monthly. Ocean Grove is only 15 minutes south of Redbank. Plenty of rentals in Ocean Grove, Bradley Beach, Avon Belmar all the way south to Point Pleasant. There are train stations in all those towns and it would be easy to commute into the city.

Q. Hi, I am planning on going to greece for a few months, and I was looking into renting a room or apartment for that time. Is there anything I have to do (forms, fees, etc.) in order to legally rent in another country? Is it even possible?

How to rent a house right away with less money depends on family income?
Q. I want to rent a house Is there any website i can use to search for houses? My income is not high so is there any program that help us?

A. You can look on Craigs List or your local newspapers classifieds for rentals. If you are looking to get help, you would have to apply with HUD for section 8 housing. This isn't a quick process and you may be on a waiting list IF you even qualify for months. Alot of times the application process is not even open or accepting at the time you need help.
